LAB Holding, LLC has a long history of building green and have pioneered many sustainable practices within their Orange County projects.
In 1992, the LAB team renovated an existing warehouse in Costa Mesa, recycling and reusing concrete and metalwork, displaced by new construction, within the project. The transformed LAB retail center became the first “recycled” mall of its kind, winning international notoriety and recognition for its creative urban reuse as well as its indigenous drought tolerant landscaping.
The CAMP retail community center, opening in 2002, features, rooftop gardens as insulation, use of certified redwood, an on site percolation system avoiding stormwater runoff to the ocean, native plantings and relocation of mature trees that had been slated for disposal from another location. The CAMP further promotes sustainable living as a home to green shops, vegan restaurants, wellness activities and related events and lecture series.
For North Beach, the LAB plans a model of green building befitting the crown of the Coastal Trail, the culmination of 2.7 miles of continuous beachfront trail walkways. The project will reduce water run off (versus existing asphalt surface) via permeable materials such as grass areas, pavers, etc. resulting in better water quality management. Bio-swales capture and filter run off from impervious surfaces such as roofs and patios, reducing impact on ocean water quality. The project will also utilize the latest green building materials and technologies such as low emission paints, energy saving appliances and post-consumer waste building products.
Most importantly, Playa del Norte, has been designed with almost 50% open and public space featuring gardens and greenery in an eco friendly environment with panoramic ocean views for all of San Clemente to enjoy. Most existing on-site trees will be replanted within the project footprint. Herb gardens and native plantings used in landscaping venues will serve as demonstration gardens for the community. Drought tolerant and indigenous planting limits both water use as well as the need for harmful pesticides as the proposed landscape is naturally suited for this climate.
As an ongoing commitment to green living, the LAB team has over the past 15 years promoted healthy living as well as environmental consciousness including: Earth Day celebrations, Greenology (educational festival of green services and vendors), hosting of a green film festivals, sponsorships and memberships in Surfrider Foundation, Waterman’s Ball, Save Trestles, and others.
