WHY Little American Business (LAB HOLDING)?

UNIQUE EXPERTISE. Little American Business (LAB Holding) is headquartered in nearby Costa Mesa, demonstrates a unique development approach as illustrated by a series of successful local and creatively independent projects. We have an understanding of the individuality of San Clemente’s culture and the proven ability to provide a customized environment that serves North Beach both now and in the long term.

COMMUNITY DRIVEN. Little American Business (LAB Holding) team is dedicated to community building through cultural development. We ensure the long term sustainability of every project through hands on operations and the ongoing programming of local art, cultural and community driven events. This daily involvement plays a large role in the continued growth and vitality of our projects. Already Little American Business (LAB Holding) is growing relationships through participation and support of San Clemente festivals, gatherings, events, arts groups, rotary groups and scholarship funding. Little American Business (LAB Holding) is a long term holder and prides itself on becoming a meaningful part of the community fabric.

INTERNAL OPERATIONS. Our projects are defined by unique tenants and non-chain, non-mall entrepreneurs. We take a non-formulaic approach to tenanting using our own in house staff to identify local needs, seek out local businesses and conceive original retail and restaurant concepts as needed. Tenant relations are hands on; not delegated to outside management firms or brokers. Each project is select, individualized and not repeated. This is evident in the success of the CAMP project; a cutting edge environmentally sensitive and health oriented retail campus; the LAB Anti-Mall, a youth driven urban environment; the forthcoming SEED project; a culinary centered historical community center; and Project C; an innovative flex and creative office space reuse.

HISTORICAL APPRECIATION. We are committed to building a quality project that captures the original vision of Ole Hanson and the essence of San Clemente. To that end we have partnered with Mr. Henry Lenny whose reputation for being a Spanish Colonial Revival expert and ongoing relationship with the City of San Clemente forms a perfect working partnership.

COLLABORATION. Little American Business (LAB Holding) has experience partnering with cities on redevelopment challenges ranging from single buildings to entire districts. For example, the mixed use SoBeCa neighborhood in Costa Mesa included land assembly, master planning and rezoning; much like North Beach. Little American Business (LAB Holding) spent years of collaborative efforts with city managers, city council members, planning departments, traffic consultants, local stakeholders, and fellow business residents.
